THE PROJECT

The primary building design of the Residence Puskinova was conditioned by its position. Located in a quiet residential area, on a sloped terrain with southwestern orientation, overlooking a wide cove below and the Kosutnjak park on the hill across, the building’s volume has been cascaded and seamlessly immersed into the greenery that surrounds it.

The morphology of the Residence Puskinova was affected by the character of the surrounding area. The basic shape of the building relies on the typology and character of the neighboring houses. The pitched roof with its corten cladding evokes the appearance of nearby buildings of genuine architectural worth and beauty. The architecture of Senjak has always been influenced by the outstanding aesthetics of the previous epochs – from the pre-war period, evidenced in numerous carefully preserved family house facades, to the authentic mid-century modern Yugoslav architecture.

The unique entrance into the building was inspired by the tree-line of the Puskinova street. Winding concrete slabs are supported by pillars of treated steel. The corten cladding creates an impression of tree branches, creating irregular shape through which light filters in. This creates a warm and welcoming effect for visitors and building’s tenants alike. Inside the hallways this effect is furthered by thoughtful use of different materials: Italian stone, fair-faced concrete and untreated wooden cladding. Solid oak doors and a transparent, protective steel wire mesh around the stairs complete the impression and are recognizable aesthetic elements of Stanislav Fiala’s award winning work.   

This theme of areas tastefully bathed in light continues inside the apartments too. Spaces inside are freed of barriers, as much as is possible. The views are uninterrupted, and the panoramic glass façade creates a sense of unison with the surroundings. The fences are transparent and built without firm frames, while the electrical awnings in various shades of green, as well as the bathroom glass walls, allow for all the daylight to enter the apartments and always make this a pleasant and a comfortable place to live in.   

The irregularly shaped side concrete walls, embellished by the original and authentic prints of wooden cladding, provide for total privacy of each apartment.  

The structure of the apartments on offer varies, but each apartment is flawlessly proportioned in relation to its key functionalities: the living room, bedrooms, kitchens and the bathrooms. Ample storage space is provided for in the form of discreetly embedded wardrobes. The floors are made of oak, the bathrooms are covered in Italian marble, while the kitchen equipment, sliding doors, walk-in closets and other fittings have been carefully chosen for their understated luxury.

 

The building utilizes geothermal waters for heating and cooling functions. All apartments have floor heating and ceiling cooling systems. Each apartment has access to a generously proportioned terrace with wooden flooring. The top floor apartment terrace is surrounded by a garden, while the bottom floor apartments also have dedicated gardens, with a carefully nurtured grass patio and tastefully chosen plants. The greenery in and around the building is tended to by professional gardeners.

The tenants of Residence Puskinova have access to a modern, well-equipped gym. Each apartment is apportioned two covered parking spaces and a generously portioned room for washing and storage.
